Transferring from an overseas assignment we faced many challenges. This transition is notoriously stressful and difficult to plan for. Further, we were going to an area we did not know well, certainly did not know the residential areas, and were not able to travel for house hunting due to the COVID situation. Relying solely on Joe and lots of electronic communication and videos taken at the various homes, he was able to guide us in making an informed decision. Imagine the expertise required on his part to make someone comfortable in purchasing a home in a new area without ever setting foot on the property while overseas and during a pandemic. This was the uniqueness and patience Joe brought into a highly stressful time in our lives. He far exceeded my expectation and beyond closing the deal, he was a major factor in our successful transition and the gaining of a friend.

I am a veteran and an older first-time home buyer with a zillion questions, concerns and a rather outspoken personality. I'd already gone through two real estate agents for different reasons regarding performance in one case and lack of respect for client/customer concerns with the other... then Charles Cornell entered the picture. Charles is a professional, knowledgeable, energetic, friendly, responsive and highly indulgent real estate agent, and he was 'just what the doctor ordered! Charles actually LISTENS to his client, and I can honestly say that Charles needs and deserves to be listened to in return simply because he knows what he's doing. Charles clearly understands the real estate business and market; knows how to apply market conditions to the needs of his client, and It shows in his ability to articulate these matters; his approach to the home purchase process; seller agent interaction and sequence of events associated with the home purchase contract itself. 10s across the board: would 100% recommend Joe DeFilippo with Wardman Residential! I started my search for a row home back in April, and I don’t think I was ready for what was to come. Needless to say, the DC housing market is hectic and crazy (even during a pandemic). Joe was there every step of the way: very accessible, available for questions and tours, and quick to follow up and keep me on track. As someone who had a very specific set of “must haves,” Joe was very patient throughout the entire process. Through at least a dozen tours, hundreds of emails and calls, and 3 separate offers, I finally landed in the perfect home. I don’t think I would have been able to do it without Joe. During the offer process for my current home, we were dealing with a multiple offer situation, but Joe’s charming personality, in-depth knowledge of the market, and innovation helped us strategize and beat out several other offers. I am skeptical of people who give 5 star reviews on products and services, simply because it seems lazy. However, from the first phone call, Charles has been nothing but extremely helpful and professional. We had high expectations and a lower budget as first time owners. The only "home buying" experience we previously had was "Property Brothers". It seems so easy... The experience with Charles was fantastic. I was not ready for the ultra-competitive DC/Virginia market. Compass has a great app, which you can favorite and comment on certain properties to allow Charles to get a good picture of what you are specifically looking for. He worked with my wife for the first few weeks because I was deployed overseas. Charles made her feel very comfortable with explanations and expectations, in which she could relay to me. We somehow found a property that was very desirable, but probably would not have been able to contend with other offers. Charles immediately called us up, whipped up a contract, and submitted it. He tailored everything to our needs to help offset certain costs (specifically because we are VA home loan qualified). The homeowner accepted our offer. On closing day, our lender was dragging their feet because of some issues on their end. Charles called them up several times to ensure that we would be closing that day, because we had came from out of town to close. All the people Charles has referred us to have been outstanding. Joe helped me purchase a new home and sell my condo in April. Although coronavirus-related restrictions posed a bit of a challenge, Joe was undeterred and closed both deals quickly. When buying my house, Joe was able to schedule a pre-offer inspection on extremely short notice and helped me win in a multiple-offer situation. When selling my condo, the situation was a little tougher because DC issued its stay at home order shortly before the listing went live. That’s when Joe’s creative approach, work ethic, and communication skills came into play. With a traditional open house out of the question, Joe quickly came up with a comprehensive digital strategy, from a 3D floor plan to a video tour to multiple virtual open houses on Zoom. His creativity and relentless work ethic got the job done quickly, with multiple offers and a signed contract in under two weeks. Joe is wonderful! He initially responded to a rental listing that I inquired about to let me know that it was no longer available, but that he would be happy to run a search for similar properties in the area. He was able to set up an appointment for the following weekend to view a few of the units from his search. Unfortunately, none of those worked out, but Joe was happy to help continue our search for a new apartment. In that second round, we found a unit that we loved, but were beat out by another applicant. Joe was quick to find other units available in the complex and reach out to set up viewings. Although, we ended up finding a unit through an individual seller, Joe was supportive and happy that he was able to introduce us to that community. Hi! So, I rarely write any online reviews, but writing a review regarding our experiences with Steve is a MUST! I highly recommend that anyone in the DMV area (or if you are looking to locate here) to contact Steve to discuss your real estate needs. I bought two properties with Steve's assistance last year (2018). And after working with three other agents that bought/sold of my two previous properties - I have to say Steve's approach is top notch. He actually listens to You and your lists of must-haves/wants and works with you tirelessly to find you a home that really suits your needs and responds to your questions in timely fashion. He will showcase you properties in different locations and styles (old vs modern, renovated vs. brand new, house vs condo, homes price ranges within/below/slightly over your budget, etc.) to give help you narrow down the selection to what you are truly looking for. There was never a point where I felt that Steve was not looking out for my best interest during the process and he never pressures you to settle for a home that will not suit your needs. And the biggest thing - he understands how it is to work with families and all the additional stressors that come with managing kids, school, work and life in general. Steve is very kid and pet friendly which put me as a mom to ease. Steve even came to the hospital two days before my son was born to attend the Closing of the first house I bought with him. He also helped me out an items related to the second house purchase process when I had to be at Children's Hospital with my 9-month old son who was in-patient. In conclusion, Steve is the Rock Star of Real Estate in DMV and worth way more stars than Zillow allows in their rating system. Dealing with the HPAP program as a first time homebuyer, my agent Steve was thoughtful and patient. He understood my limitations, my style and needs for a home which allowed him to hand select some new listings for me before any open-houses. The program had many hoops we all had to jump through in order to close on a property or even get an offer accepted over regular homebuyers. He was great at helping me stand apart from other buyers, finalize any needed documents very quickly and was able to recommend me to different lenders at a drop of a hat. My fiancé and I cannot recommend Joe highly enough! He simplifies the home buying process, helps you think of smart questions you should ask yourself during the home search process, is super responsive, and even offered to be our therapist - I mean, what more could you ask for?! He not only knows the ins and outs of home buying, he has extensive knowledge regarding doing work on a home, and helped us think through some of those things as well. He worked in lockstep with our lender and wrote an incredibly competitive offer that the seller of our soon-to-be home accepted on the same day. I had the pleasure to work with Joe on the sale of two of my properties, a house and an apartment. I really can’t say enough on how amazing, personable and attentive he is. His honesty and creative approach on how to make the best of each situation. Joe helped with the sale of an older house and I was afraid it would be tricky to sell as I felt it needed a lot of work to make it attractive enough for sale, etc. With his insight we had an offer within days! If you're looking for a real estate agent in the DMV area, we can't recommend Joe more! He helped us navigate our first home purchase from a completely different state, and guided us through multiple negotiations before we found the right house. He stuck to his same-day response policy, and was always there to chat with us. He also looked at multiple houses and sent us videos ahead of time so as to cut down on the number of trips we had to make to DC. Can't say enough good things about our experience!

Stephanie was absolutely wonderful as my agent for my first time purchasing a home. She was patient with my questions and always accessible. I truly felt that she cared most about making sure I was comfortable and happy with the process and my eventual purchase. She was great while showing me listings and giving her insight--including with things I never would have thought about, such as a low bathroom vanity! That level of care continued throughout the offer process up until closing and after, and she was absolutely critical with negotiating with the seller and working with my mortgage lender. I cannot imagine having done this without her and she helped make a stressful process so much easier. I cannot recommend her highly enough.
We met Stephanie through a volunteer organization that we’re both in-- she came highly recommended by 10+ women, so we decided to reach out and tour a few homes in the summer of 2020. “A few” turned into 58 houses, 5 offers, and landing our perfect home. The market was wild and we were house hunting like it was a part-time job. Stephanie answered all of our questions, provided insights and recommendations, and worked with us and our lawyer on each contract and offer we were willing to submit. Since we moved into our home, Stephanie has continued to be wonderful-- sending us a subscription to the Washingtonian and movie night treats!
